How Peacock & Company Builds a Fixed-Price Remodeling Budget

How Peacock & Company Builds a Fixed-Price Remodeling Budget

Peacock & Company in South Bend builds a fixed-price remodeling budget by working through the major decisions before construction begins. We develop the design, finalize material selections, evaluate the existing home, bring in our construction team and trade partners, and estimate the full scope before presenting the final price.

That planning matters because a remodeling price is only as reliable as the information behind it. If the layout, materials, or construction requirements are still unknown, the number is still built on assumptions.

That is why we give homeowners a complimentary cost assessment early, then develop the project in detail before presenting the fixed-price proposal.

Does Peacock & Company Give a Price Before Design Begins?

Yes, Peacock provides a complimentary cost assessment after the first visit and before you enter the design phase.

The goal is to make sure your project and budget are in the same ballpark before you invest in detailed design.

That early assessment is not the final construction price. It is a planning range based on what we know at that stage. The fixed-price proposal comes later, after the project has been fully developed and priced in detail.

In short: the cost assessment helps you decide whether to move forward. The fixed-price proposal tells you what the defined project will cost.

What Does a Fixed-Price Proposal Mean at Peacock & Company?

A fixed-price proposal from Peacock is the agreed price for the defined remodeling scope.

It covers the work and materials included in that scope. Furniture and appliances are excluded from Peacock’s fixed construction price.

The price is based on a project that has already been designed, reviewed, and detailed enough to estimate with confidence.

That does not mean the price can never change. Changes typically happen for one of two reasons: the homeowner adds or changes work after the agreement is signed, or Peacock discovers concealed damage or defects that could not reasonably have been identified during design and preconstruction.

Why Does Peacock & Company Design the Project Before Final Pricing?

We design the project before giving final pricing because design decisions and existing conditions affect cost.

Moving a wall, relocating plumbing, choosing custom cabinetry, upgrading finishes, or updating an older electrical system can all change what the project requires. Permitting, HOA requirements, project phasing, and other site-specific conditions can also affect the scope.

We also look closely at how the home functions, what needs to improve, and what existing conditions may affect the work. We work to identify and define as much as possible before the fixed-price proposal is presented.

The fewer unknowns that remain before estimating, the less the final price relies on assumptions.

How Peacock & Company Builds Your Fixed-Price Proposal

Peacock moves from an early cost assessment to a fixed-price proposal by working through four key stages.

1. Define the Project

During design kickoff, Peacock measures the space, documents existing conditions, reviews inspiration, and gathers detailed information about how the home needs to function.

2. Complete the Design and Selections

Peacock develops the floor plan, material selections, cabinetry layouts where applicable, fixtures, finishes, and other major design decisions before final pricing.

3. Review the Project With Construction and Trade Partners

Peacock's construction team and relevant trade partners visit the home, review the design, and identify construction requirements to reflect in the final scope.

4. Estimate the Defined Scope and Present the Proposal

Once the design, selections, and construction requirements are substantially complete, Peacock estimates the project and presents the final design and fixed-price proposal.

Does Peacock & Company Use Allowances in Its Fixed-Price Proposals?

Peacock aims to finalize material and design selections before presenting the fixed-price proposal so the price relies as little as possible on placeholder amounts.

An allowance is a budget amount used when a specific product or material hasn't been selected yet. When possible, we prefer to make those decisions during design so the proposal reflects the actual tile, plumbing fixtures, cabinetry, countertops, and other materials being specified.

That gives you a clearer picture of what is included in the price and reduces unresolved costs going into construction.

Can the Price Change After the Fixed-Price Agreement Is Signed with Peacock & Company?

Yes, after Peacock’s fixed-price agreement is signed, price changes are generally limited to two situations: homeowner-requested changes to the agreed scope or concealed conditions that could not reasonably have been identified before construction.

The Homeowner Changes the Scope

If you add work, expand the project, or change an approved selection after you sign the agreement, the price may change to reflect the new scope.

Peacock Discovers a Hidden Condition

Peacock works to identify visible and reasonably discoverable conditions before construction begins, but some problems cannot be seen until demolition starts.

For example, water-damaged subflooring may only become visible after the existing floor is removed. If concealed damage or defects could not reasonably have been identified during design and preconstruction, the additional work may change the price.
